Selected Candidate will run each feasibility study from the first site assessment to a clear recommendation, covering both the area working and the financial working, and then carry approved concepts through design development. You will present your studies directly to the Managing Director, who is an architect and urban planner.


 

Responsibilities:

•     Conduct end-to-end feasibility studies for redevelopment, residential and commercial projects across Mumbai and Thane.

•     Assess the development potential and overall technical feasibility of projects under DCPR 2034, including Regulations 33(5), 33(7), 33(9), 33(10) and 33(11), and under UDCPR for Thane, including its provisions for MHADA layouts, redevelopment of old buildings and the Urban Renewal Scheme.

•     Prepare FSI calculations (base FSI, premium FSI, TDR, fungible compensatory area, incentive area, and the split between rehabilitation and sale component) and comprehensive feasibility reports for management review.

•     Prepare the financial feasibility for each study: project cost (construction, premiums, approval costs, rent, corpus and hardship compensation), revenue, profit and cash flow.

•     Develop multiple architectural/design options to evaluate optimum utilization, efficiency and commercial viability of the project.

•     Identify project constraints, risks, opportunities and optimization possibilities, and provide clear recommendations on whether a project should be pursued.

•     Present feasibility studies, findings and recommendations to the Managing Director and incorporate feedback as required.

•     Deliver a minimum of 7 feasibility studies per month, with the turnaround for each agreed according to the scale of the project.

•     Develop approved feasibility concepts into architectural designs and design development.

•     Review and correct the working drawings prepared by the external consultant for design intent, area and regulatory compliance, and prepare working drawings in house when a project is urgent.

•     Coordinate with structural, MEP, liaison and other consultants during the design development stage.

•     Hand over the approved design to the Design Management and Coordination Architect, who takes it through coordination and issue to site.

Take ownership of the feasibility and design process from initial project assessment through concept design and documentation, ensuring technical and commercial alignment

Qualification:

•     B.Arch with a valid Council of Architecture registration (mandatory).

•     8 to 10 years of experience, with a substantial part spent on feasibility studies for redevelopment projects in Mumbai or Thane.

•     Hands-on MHADA redevelopment experience under Regulation 33(5) (mandatory).

•     Working knowledge, from day one, of DCPR 2034 and UDCPR, including the redevelopment regulations listed above.

•     The ability to build a financial feasibility in Excel, covering cost, revenue and profit, and to defend the assumptions behind it.

•     Proficiency in AutoCAD and Excel. Experience with SketchUp or Revit is an advantage.

•     The ability to prepare working drawings yourself when required.

 

•     Clear presentation skills, written and verbal.
