• Location: Thane (head office), with site visits at least once a week across active projects in Mumbai and Thane
• Experience: 8 to 10 years

Selected Candidate make sure that what reaches the site is complete, coordinated and buildable. External architects and consultants prepare the drawings. You review them, catch the errors, close the gaps between disciplines, and issue construction-ready drawings to the execution team across at least 4 projects at a time. You need to be a strong designer yourself, because the job is to see what is wrong in a drawing and how to make it better and cheaper to build
• Take ownership of the end-to-end design review, coordination and drawing issuance process for residential, redevelopment and commercial projects, across a minimum of 4 projects at a time.
• Take over each project from the Feasibility and Design Architect once the design is approved.
• Review architectural, working and municipal drawings received from external architects and consultants for accuracy, completeness, coordination and constructability, and suggest corrections, design improvements and cost savings.
• Coordinate architectural and municipal designs with structural, MEP and other consultants, ensuring all interfaces and design requirements are properly resolved.
• Identify design discrepancies, missing information and execution-related issues, and drive timely resolution with the respective consultants.
• Collate and close all design inputs, consultant comments and required corrections before issuing complete, coordinated and construction-ready drawings to the execution team.
• Manage drawing submissions, revisions and document control, ensuring that only the latest approved and coordinated drawings are issued for execution. Maintain a drawing register with the revision history for every project on the company server.
• Track the status of municipal approvals (IOD, CC, OC and amendments) with the liaison team, which handles the approvals, and keep the drawings aligned with what is approved.
• Coordinate with the site/execution team to resolve drawing-related queries and provide necessary architectural inputs during execution.
• Conduct site visits at least once a week, and whenever a project or management requires, and design audits to verify execution against approved drawings and identify any deviations or design-related issues.
• Manage and coordinate revisions arising from regulatory changes, approved design changes or other project requirements, ensuring timely re-coordination, closure and re-issuance of drawings.
• Work closely with consultants, project teams and site teams to prevent avoidable rework, minimize drawing-related delays and ensure smooth execution.
Qualification :
• B.Arch with a valid Council of Architecture registration (mandatory).
• 8 to 10 years of experience, including working drawings and design coordination on multi-storey residential or redevelopment projects.
• Strong design and detailing ability, enough to identify errors in drawings prepared by others and to propose corrections, improvements and cost savings.
• Experience coordinating structural and MEP consultants and resolving clashes before drawings reach site.
• Working knowledge of DCPR 2034 and UDCPR as they affect drawings and approvals.
• Proficiency in AutoCAD. Experience with Revit or BIM-based coordination is an advantage.
• Disciplined document control: drawing registers, revision tracking and issue records.
• Willingness to visit sites every week.
